Savannah is situated at the mouth of the Savannah River, which forms the border between Georgia and South Carolina. You are never far from water. The area has a large network of rivers and creeks, many of them under tidal influence. The Intracoastal Waterway runs due east of the city, coursing through ecologically vital marshes. (Think succulent blue crab and tender, pink shrimp!) The Atlantic Ocean is 15 miles east of Savannah. Hilton Head Island is a 45-minute drive, Atlanta about four hours and Jacksonville, Florida, two-and-half.

Savannah enjoys a subtropical climate that makes outdoor activities possible year-round. The summers are hot (but bearable) and the winters are mild (a real plus if you're from some Northern tundra).

Savannah’s National Historic Landmark District is the largest in the U.S.  Within the district are a variety of architectural styles, buildings old and new, all bound together in a rich fabric of residential, commercial, and institutional uses.

To the south of the Historic District  lies the Victorian District where there remain many opportunities for rehabilitating existing structures.

The rivers and marshes to the east of the city offer a diversity of living experiences—from Modena Island to the Isle of Hope to Tybee Island—for those who would prefer waterfront property.

Savannah offers many fine-dining experiences from the internationally renowned Elizabeth on 37th to the superb Hunter House on Tybee Island

The Telfair Museum of Art is a cultural gem that cities much larger than Savannah would be proud to have. The Jepsen Center opened in February 2006. It  features 64,000 square feet of display and interactive galleries, expanded educational facilities, sculpture gardens, library, 200-seat auditorium, cafe, and museum shop.

The Lucas Theater  reopened downtown in late 2000. The transformation is truly phenomenal. Whether it's a showing of Gone with the Wind, the toe-tapping beat of Glenn Miller's Orchestra or the upbeat country sound of Alison Krauss and Union Station, the Lucas is a venue that can handle a wide variety of entertainment. 

In summary, there are a variety of choices if you're looking for a primary or secondary residence, investment or commercial property.
